When Incorage took on New Beginnings Housing in San Mateo, it was exactly the kind of project that reflects their mission. Sponsored by St. James Community Development Corporation, New Beginnings will provide safe, stable housing for young adults transitioning out of the foster care system: five modular housing units, delivered in six months, on land owned by St. James AME Zion Church. For a team that hates change orders and works hard to protect clients from budget overruns, getting the scope right before breaking ground was not optional.

Small project. Real complexity.

Modular construction introduces coordination requirements that traditional stick-built projects do not. Incorage used Scoreboard AI to process the full document set and generate trade-by-trade scope inclusions, filtered to only what matters: job-specific items and atypical scope that would not appear in any standard invitation to bid.

What Scoreboard AI found

Across 36 trades, Scoreboard AI surfaced 47 atypical scope items: the line items that can fall through the cracks in a manual review and show up later as change orders.

A manual review of 54 drawings and 45 spec pages takes roughly 4 hours. Reviewing the Scoreboard AI-generated job-specific and atypical scope report took about 42 minutes, returning 3.5 hours to the preconstruction team. Instead of spending that time finding risks, the team had more time to manage risks through alignment, subcontractor conversations, and owner protection.
